How do flooring fitters usually invoice?

Flooring fitters price per square metre for the fitting, with uplift of the old floor, subfloor preparation and door trimming listed as separate lines because customers often forget them when comparing quotes. The flooring itself is usually bought by the customer or by a retailer who subcontracts the fit. Invoices are paid on the day the floor is finished, with a deposit on larger whole-house jobs.

Flooring fitters in this example give the customer 7 days to pay, after a 25% deposit taken before the work starts. Hourly rates run from £25 to £40. A full day is typically £200 to £320.

What should a flooring fitter put on an invoice?

Beyond the legal basics, flooring fitters should:

  • Quote square metres per room and the per-metre fitting rate, and state whether waste is included in the measure.
  • List uplift, levelling compound, underlay and door trimming as separate lines.
  • If a retailer subcontracts you, put their order number and the customer's address on the invoice.
  • Note any subfloor issues found and whether the customer approved extra preparation.

Every UK invoice, whatever the trade, must also show:

  • a unique, sequential invoice number
  • your business name and address (and company number if you trade as a limited company)
  • the client’s name and address
  • the invoice date and, for VAT invoices, the date of supply if different
  • a clear description of each item of work or goods
  • the amount due and when it must be paid
  • your VAT number, the VAT rate per line and the VAT total, if you are VAT registered

Do flooring fitters charge VAT?

Construction work for a contractor falls under CIS: the contractor deducts 20% (30% if you are not CIS registered) from the labour element before paying you, so show labour and materials on separate lines. If you are VAT registered and the contractor is too, the domestic reverse charge applies and you charge no VAT; write "Reverse charge: customer to account for VAT" on the invoice. Work for private householders is outside both rules. Below the £90,000 registration threshold you charge no VAT at all.

On the Flat Rate Scheme the sector for flooring fitters is usually “Labour-only building or construction services” at 14.5% of VAT-inclusive turnover, with a 1% discount in the first year of registration. If you spend little on goods you may be a limited cost trader and have to use 16.5% instead. The scheme suits businesses with few VAT-able costs; check it against the standard method with the VAT calculator before joining.

Frequently asked questions

How do flooring fitters charge?
Per square metre: around £12 to £18 for laminate, £20 to £30 for engineered or solid wood, and £25 to £40 for herringbone or parquet in 2026. Uplift, levelling and door trimming are extra. Most fitters apply a minimum charge equal to half a day, about £120 to £160.
Does CIS apply to flooring?
Fitting wooden, laminate or vinyl flooring as part of construction or refurbishment is a construction operation, so a builder paying you deducts 20% from labour. Carpet fitting is specifically excluded from CIS. A private customer or a flooring retailer that is not a contractor does not deduct.
Do flooring fitters charge VAT?
A VAT-registered fitter adds 20% to labour and any materials supplied. If the customer bought the floor, your invoice covers fitting and sundries only. Below £90,000 turnover no VAT is charged, and the invoice should not display a VAT number.
