How do gutter cleaners usually invoice?

Gutter cleaners price by house type and number of storeys, invoice on the day with before and after photos attached, and take payment by bank transfer within a week. Minor repairs found during the clean, such as a cracked union or a loose bracket, are agreed on the spot and added as separate lines. Autumn is the busy season, and many offer a discount for booking a return clean in spring.

Gutter cleaners in this example give the customer 7 days to pay. Hourly rates run from £25 to £45.

What should a gutter cleaner put on an invoice?

Beyond the legal basics, gutter cleaners should:

  • Attach before and after photos to the invoice; customers cannot see inside their gutters.
  • Price by property type and storeys, and say which elevations were cleared.
  • List any repairs separately with the part used and its cost.
  • Offer and state a price for a repeat clean in six months to build a round.

Every UK invoice, whatever the trade, must also show:

  • a unique, sequential invoice number
  • your business name and address (and company number if you trade as a limited company)
  • the client’s name and address
  • the invoice date and, for VAT invoices, the date of supply if different
  • a clear description of each item of work or goods
  • the amount due and when it must be paid
  • your VAT number, the VAT rate per line and the VAT total, if you are VAT registered

Do gutter cleaners charge VAT?

You only charge VAT once registered, which is compulsory when taxable turnover passes £90,000 in any rolling 12 months. Below that, show no VAT line and no VAT number. Once registered, this work is standard rated at 20%.

On the Flat Rate Scheme the sector for gutter cleaners is usually “Any other activity not listed elsewhere” at 12% of VAT-inclusive turnover, with a 1% discount in the first year of registration. If you spend little on goods you may be a limited cost trader and have to use 16.5% instead. The scheme suits businesses with few VAT-able costs; check it against the standard method with the VAT calculator before joining.

Frequently asked questions

How much does gutter cleaning cost?
In 2026 a terraced house is typically £60 to £90, a semi £80 to £120 and a detached house £100 to £160 for a full clear, with three-storey properties and conservatories extra. Exterior gutter cleaning to remove green staining is usually a separate charge. Most customers pay on the day.
Can a gutter cleaner invoice repairs on the same invoice?
Yes, as separate lines with the part and labour shown, as long as the customer agreed the repair before you did it. Keep the clean and the repair distinct so the customer can see what the standard price covered. Larger repairs such as replacing a run of guttering should be quoted separately.
Do gutter cleaners charge VAT?
Not unless registered, which needs turnover above £90,000. A one-person gutter vacuum business is normally below that and charges no VAT. Once registered, the work is standard rated at 20%, including any repairs.
