How do chimney sweeps usually invoice?

Chimney sweeps charge a fixed price per flue, are paid on the day by card or cash, and issue a sweeping certificate that doubles as the invoice because insurers and landlords ask for it. Extras such as cowls, stove rope and CCTV inspections are listed separately. Autumn bookings run back to back, so many sweeps offer a lower price for a second flue in the same house.

Chimney sweeps in this example are paid on receipt. Hourly rates run from £40 to £65.

What should a chimney sweep put on an invoice?

Beyond the legal basics, chimney sweeps should:

  • Issue a sweeping certificate with the invoice; home insurers often require one annually.
  • Price per flue and state the appliance type (open fire, stove, Aga).
  • List cowls, rope seals and parts as separate lines with fitting included or shown.
  • Note any defects found (cracked liner, nesting) and recommend a CCTV survey as a separate quote.

Every UK invoice, whatever the trade, must also show:

  • a unique, sequential invoice number
  • your business name and address (and company number if you trade as a limited company)
  • the client’s name and address
  • the invoice date and, for VAT invoices, the date of supply if different
  • a clear description of each item of work or goods
  • the amount due and when it must be paid
  • your VAT number, the VAT rate per line and the VAT total, if you are VAT registered

Do chimney sweeps charge VAT?

You only charge VAT once registered, which is compulsory when taxable turnover passes £90,000 in any rolling 12 months. Below that, show no VAT line and no VAT number. Once registered, this work is standard rated at 20%.

On the Flat Rate Scheme the sector for chimney sweeps is usually “Any other activity not listed elsewhere” at 12% of VAT-inclusive turnover, with a 1% discount in the first year of registration. If you spend little on goods you may be a limited cost trader and have to use 16.5% instead. The scheme suits businesses with few VAT-able costs; check it against the standard method with the VAT calculator before joining.

Frequently asked questions

How much does a chimney sweep charge?
In 2026 a standard sweep with certificate is £60 to £90, with a second flue at the same address around £45 to £60. Stove servicing with new rope and glass seal adds £40 to £80. Cowls and bird guards are quoted separately with the fitting.
Do chimney sweeps charge VAT?
Nearly all sole trader sweeps are below the £90,000 threshold and charge no VAT. If you add stove installation or run several vans, registration may follow and the work becomes standard rated at 20%. Do not show a VAT rate unless registered.
Does a chimney sweep need to give an invoice?
You must record every sale for tax, and most customers want a receipt or the certificate as proof for their insurer. Giving a combined certificate and invoice on the day covers both. Landlords and agents need a proper invoice with the property address for their records.
